This will help determine the ability of the well to produce an adequate supply of water for operation of fixtures. Samples will be taken for laboratory testing for coliforms, bacteria, nitrates, and arsenic.  Results will be delivered via email in approximately 72 hours. Additional testing may be requested such as lead. These are available at additional charges, quoted at the time of your request. Septic inspections include locating septic tank, exposing access lid, inspecting existence of proper fittings, and locating  and inspecting condition of drainfield. A minimum of two inspection holes will be dug in the drainfield to check condition of sand and stone. It is helpful to perform this test toward the end of the normal inspection since a large quantity of water will be directed into the system during the inspection. Radon testing The EPA recommends that every house be tested for radon. The only way to find out if you have elevated levels is to test. I use a Sun Nuclear Continuous Electronic Radon Monitor for the test. I prefer to set the device 2 days prior to the home inspection. Then, on the day of your home inspection, the results will be available to you. I follow up with a detailed data report via email. Air Quaility testing involves collecting air samples both outside and inside the home to help determine if elevated mold spore counts are present.  Allergen testing is available for specific substances or a 5-item screen for the more common indoor allergens. We now offer sampling for the presence of dangerous VOC and microbial VOC. Mold testing can be done in any suspect "red flagged areas" by various sampling methods, depending on the need. Certified Commercial Inspections are available and priced on an individual basis depending upon services required, size of property, and turnaround time requested. These inspections are performed to ASTM STANDARDS, (American Society for Testing and Materials Standards). Asbestos Inspection and Testing, trained and accredited by the State of Michigan in asbestos inspections and sampling. Accredited by the State of Michigan for School Management Planner. Trained in NIOSH 582 for particle counting and air monitoring on abatement projects. Expert Witness Testimony, investigation, and inspections related to the residential construction industry, as well as indoor air quality and mold related issues. This includes disputes related to new construction as well as remodeling and the related trades. A retainer is required for this service.
